Scott.... welcome online.... how much does this this property net? dscr?.... credit scores?... how long have they owned it?.... percentage of occupancy??

Thank you for replying. The loan amount is $2MM (mis-typed $1.2MM), NETS $30K plus, net cash flow after debt service is 1%, total return is 4.7% (CURRENT) pro-forma is 5.7%, bought prop in 1982 for $2.7MM with 25% down ($675K), 90% occupancy and credit is 700plus. This prop is personally guaranteed.

Would like the gross rents to then calculate the DSCR. You could figure a 7.0% rate at par on our 5 year fixed.
