Hello,

I get leads currently from my title company from borrowers who have a Notice of Default recorded on their properties but I would want to know where I can get leads from borrowers who are 1x30 on their mortgage therefore to try to help them out before they reach the stage of NOD> any help Thanks in Advance.

I dont think you can, thats not public info. You could probably get a 50% hit rate just by knocking on doors in CA though..

how is it possible to so consistently give out erroneous information?

The info the poster seeks most certainly can be gathered thru any number of vendors and he can have in his desktop in a matter of hours, if its done properly.

Dont dispense on subjects you clearly know nothing about.

I think you can get that info but Im going to call experian and see if they can dispense that information with a fee.

No need to call. It's available. Now you just need to know your budget and shop around. The majority of the credit data providers want you to commit to a certain volume.

As an option if you can't pay the pretty hefty fee for credit bureau data, I say you cold call title data; tailoring your pitch specifically for people who are late on their mortgage. I guarantee you will find many borrowers that are 1X30 at least.

Normally I'd agree with that, but this climate they're scufflin' for business and it makes it a great time to negotiate. Same holds true with advertising........all forms.

You are telling me an LO, just any old person can go get a list of names and personal info like if someone is late on a payment? How is that possible? please enlighten me...

We are not talking about public NOD's...we are talking perosonal credit info...going to a single person...

Not any old person. There is the issue of permissible use, but YES...Credit data is easily acquired. I just purchased 5K records yesterday...and i made sure to exclude everyone with lates.

OP:
Trigger leads are good for this target market as well...get them aged a week or so. By that time they have been denied by so many LO's they have almost given up and you can step in and be the "hero"

YOu didnt answer what I said...I know 'credit data' can be purchased. I am talking about being able to say buy a name, address, phone, of a person and know that they are 1x30 on their home/car/ whatever...can you get that specifically? Thats what the OP asked..

And what is required for permissible use?

Try Data Warehouse, or yes you could call one of the bureau's. I just bought some thru data ware house(and it comes from one of the bureaus), although it required jumping thru hoops, bonifide credit offer etc...

Sir, this Mortgage Marketing 101. Mr. Lawson is, as usual, correct. Permissible use is an issue, and bona fides are in order, but I've done it for years and years.

Yes. I could have tens of thousands of those records with all the information you mentioned and then some by the end of the day Monday.

Perhaps the idea is so basic to those of us who've done it thousands of times that we dont want to waste our keystrokes telling you how its done........since you've already told the poster it CAN'T be done. You obviously have not the slighest idea of what you speak.

Not to mention there are those of us who are paid by the hour to dispense the information and construct marketing campaigns.

Perhaps you'd like to impress some more, Mr. Hufford, by telling those of us who do it routinely and have been paid by others to advise on the matter how it CANNOT be done.

NP. Bottom line: All information is for sale. If you want append that info with criminal and civil court records...done. Shoot. You can even find out what tattoos the borrower got in college and maybe even get a picture of it too!

Not just anyone can go to the sources to buy the data. You can review their application packages to get an idea of the requirements, but anyone can buy the data...my 16 year old nephew could buy the data.

Totally selfless John, who would have thought that. I may start a thread on this, I wonder what others may think of your motives here..but then again, I wouldnt want to give you more "free" publicity.
