Is anyone doing a blanket purchase money loan for a borrower who wants to buy SFR's in bulk? Looking for SIVA, 75% LTV, 700+ FICOS. Loan amount $1.5 mil. and should be about 10 properties to start.
Exit stategy would be to keep some rented and sell others.
This would be for CA properties only and could range from SFR' to 2 - 4 units potentially.
If this works well for him, he could be good for up to $100 mil through time. |

If the borrower is purchasing the properties under market value and can come in with 5-10% down, the max LTV would be 65%. I would be able to help but hard money.
