| I want to know how fha underwriters are trained. Are there manuals per lender? is there a training class? does hud offer all the info for free? I would like to know the ins and outs of this since its been a brokers best friend for decades. |

Honestly that book is huge, dont waste too much time reading every last line. You should work in an office with DU/LP, and a good processor to help you, just get deals and run trial by fire...you will learn as you go, but if you sit back and read a 500 page book all week you will be wasting a lot if time. No need to be an underwriter, just be an LO. After 5 years, you will in essence be an UW.

While you're double checking you should probably check the wanted ads too and look for a new job.
If you are truly that oblivious to what takes place in this industry, I can only imagine what kind of service you are able to provide to your clients. It is your incomplete files and unrealistic loan scenarios that are clogging up the pipes of underwriting centers nationwide.

I don't find it harsh at all. Someone who is that naive to what goes in the industry they call themselves a professional of should get out.
It is one thing to not know program guidelines or be in the learning phase of the business. But to not know about an event that the majority of people who are not even in the business are aware of is disgraceful.
Would you want someone handling one of your largest investments when they have so little sense of their industry they are not even aware of three week old HEADLINE news ?
That would be the equivalent of a doctor not being aware that a pharmaceutical was taken off the market for fatal side effects and still prescribing it.
Maybe that is a little extreme of an analogy but I'm sorry, if you call yourself a professional of an industry you should at the very minimum know what the hell is going on around you.

Ok you're right. Maybe it was out of line for me to assume that you being so out of touch with the industry, you were not aware one of the major players has been out of business for three weeks, also means that you have little understanding of how to do your job.
I just find it hard to imagine that not at least knowing headline news in your industry would not cast some doubt on your overall knowledge of your job. Typically it is those who lack knowledge of their industry who send in the incomplete files and unrealistic scenarios that bog down the underwriting channels.
If I am wrong to assume this is you, then I do sincerely apologize.
As far as me being a "pompous, arrogant, self-righteous jerk". Wouldn't you implying this make you guilty of the same thing you are accusing me of ? Assuming ones traits based upon comments made on a message board.

If any loan officer, broker or banker, doesn't have a touch of arrogance, well, you have a type B or C personality in a business that demands an A.
But I have to give Mr. Denton some credit...he takes responsibility for his posts and explains with logic what formed his opinion.....and maintains a positive attitude from Cincinnati, no less. If someone else had picked up on that post, well, Mr. Denton would appear to be a kinder and gentler poster.
Sourcing and research are taken seriously here...know your facts and be ready to source.. Opinion should always be stated it's opinion. He just called BS on something stated as fact.
But, then again, this entire post is opinion.

Funny how one can claim himself/herself to be "professionalism" when they bash on each other. This forum represents mortgage brokers and unfortunately, CONSUMERS do have access to view broker's posts. Last thing we need is having some news reporter write a negative view on mortgage brokers by simply quoting a few posts on here.
Personally, I know a VP of 10 years of experience and he still doesn't know who the hell is Taylor Bean, Provident, Lime etc AND couldn't fill out a proper GFE. Yet he's still doing a crazy volume of orignation for 2008 thus far.
But if you claim that mortgage originators need to be more professional and trustworthy, then you need to act like one instead of a high schooler. You don't see this type of crap on stock brokers or securities, insurance boards because when they post something crazy, it can jeopardize their licenses. Hopefully, with the new nationalized mortgage licenses, mortgage conduct regulations/rules will be as strict as securities (NASD).

To compare the knowledge of a VP with that of a loan officer doesn't make much sense to me. I have known many a great loan officer who have been promoted to management and were downright terrible. On the contrary I have witnessed several admirable managers/directors who didn't know a thing about the product being sold. To say they are comparable roles would be like saying a highly compensated marketing director who successfully brings in millions of dollars in sales of micro-processors should know all the analytical data that goes into making them.
My point is somone who is having direct interaction with a mortgage consumer, should have all the knowledge and tools to bring his/her A game and make sure that person is placed in the best program to fit their needs. Being so far out of touch with your industry that you are not even aware of headline news would lead me to believe such person is probably equally diligent about knowing all the information needed to make sure that the customer is taken care of properly.
As far as professionalism goes. This is a forum to discuss the daily ins and outs of being a professional broker. Such forums commonly have debates about different topics realted to their industry. As with all debates it is very common there are often differences of opinions and philosphies regarding said industry. It is also common for people to be called out for their lack of knowledge or incorrect information regarding the topic. This is why forums such as this one are so popular because it makes for a great meduim in which to gain knowledge from your peers as well as share what you have to offer. You call it bashing, I call it educating or being educated. I prefer the latter.
I would openly welcome any of my customers to come and view anything I have ever posted here. It would give them a chance to see what knowledge I have to share as well as view the behavior and knowledge of other people in the industry.
I am confident they would be comfortable in my handling their transaction after seeing my knowledge and opinions of the industry and contrasting it to others who do not appear to be as knowledgable. It shows them that everyone out there or (the other guy they are talking to) is not as knowledgable as I or vice versa. Ultimately it works out that the customer is receiving outstanding service from a true professional (the more of that we can have in our industry the better). I have never had a problem losing a deal when I had been outsmarted by the competition and they have found a better program or a more creative way to structure a deal than I have. It has been those occasions that have made me work harder in knowing everything I can so that it does not happen again. |

To compare the knowledge of a VP with that of a loan officer doesn't make much sense to me. I have known many a great loan officer who have been promoted to management and were downright terrible. On the contrary I have witnessed several admirable managers/directors who didn't know a thing about the product being sold. To say they are comparable roles would be like saying a highly compensated marketing director who successfully brings in millions of dollars in sales of micro-processors should know all the analytical data that goes into making them.
My point is somone who is having direct interaction with a mortgage consumer, should have all the knowledge and tools to bring his/her A game and make sure that person is placed in the best program to fit their needs. Being so far out of touch with your industry that you are not even aware of headline news would lead me to believe such person is probably equally diligent about knowing all the information needed to make sure that the customer is taken care of properly.
As far as professionalism goes. This is a forum to discuss the daily ins and outs of being a professional broker. Such forums commonly have debates about different topics realted to their industry. As with all debates it is very common there are often differences of opinions and philosphies regarding said industry. It is also common for people to be called out for their lack of knowledge or incorrect information regarding the topic. This is why forums such as this one are so popular because it makes for a great meduim in which to gain knowledge from your peers as well as share what you have to offer. You call it bashing, I call it educating or being educated. I prefer the latter.
I would openly welcome any of my customers to come and view anything I have ever posted here. It would give them a chance to see what knowledge I have to share as well as view the behavior and knowledge of other people in the industry.
I am confident they would be comfortable in my handling their transaction after seeing my knowledge and opinions of the industry and contrasting it to others who do not appear to be as knowledgable. It shows them that everyone out there or (the other guy they are talking to) is not as knowledgable as I or vice versa. Ultimately it works out that the customer is receiving outstanding service from a true professional (the more of that we can have in our industry the better). I have never had a problem losing a deal when I had been outsmarted by the competition and they have found a better program or a more creative way to structure a deal than I have. It has been those occasions that have made me work harder in knowing everything I can so that it does not happen again.
Exactly my point. Again you are making assumption after assumption. First of all, its not like my original post to mojojojo_1 was done with any 'malicious' intent. So despite whatever the situation is, your personal comments about me and the way I conduct my business and also my level of success were not only assumptions stated as fact, but were also incorrect. And khoiey is right, you were "bashing", b/c despite feeling like you were educating. Who are you to tell me to go and find a new job? I am very successful at what I do despite what you feel. Khoiey is also correct in her analogy simply saying that not knowing every lender doesn't define your success. You're the one that made a comparison that makes no sense. How are you going to compare referring someone to a lender that just went out of business to a doctor prescribing medicine that kills someone? That is absolutely ridiculous.
Bottom line, I don't go around on this board bashing people for what they "don't know", we are all learning to some degree. I see people on here asking about various scenarios i.e., stated, commmercial, hard money etc.., And I don't approach them like "You didn't know that or this, well you should get outta the business", its just that people may be in tuned to different aspects of the business..I don't go and call them cluless, naive, or unsuccessful. Thats not my place to judge them b/c I know something that they don't. And you say that "assuming ones traits based on a message board" makes them the same way, but did you not just submit damn near an essay about what type of LO I am based on my original post? Don't be a hypocrite! I'm sure that there is a lot that I could enlighten you on in regards to this business and various lenders, whether you realize it or not, so just come down off of your high horse. I don't mind a person telling me a statement that I made was "incorrect" but its the way you say it. And I'd seriously advise you, Mr. Denton, NOT to go there again. |
