Just wanted to let everyone know - "Green homes" are appraising at least 10% more then any others right now. This will be the continued trend that we will all start to see and benefit from. thanks. |

That's a very general statement. What geographic area are you speaking of? Can you provide a link to your source of information about this topic?

It's correct. Appraisers tend to add $20-$24 in value to "green homes" for every dollar saved annually in utility costs as compared to other compareables.
It's not uncommon for a green home to have energy savings over $1,000 year compared to similar "non-Green" homes.
That's a $20K-$24K adjustment.

Thank you "Managing Prime". In regards to area, this is on a nation wide level, not just from a single state. My info has come strait from the horse mouth, experience and lot of research in green building and other for 3 year+ now. I think this is good news for all of us, Green building, green mortgages, green incentives are going to help stable things out eventually and help the environment. People who live in "green homes" tend to stay longer, save more, and when they do sell the homes sell super fast. Thank again. |

NP. Honestly. I would not share too much information. This is a very lucrative niche and by posting a bunch of information that took you 3+ years to compile you risk having a bunch of new "Green Specialists" competing against you in your niche.

I wasn't trying to disparage you or anything I'm just trying to become more knowledgable as an appraiser and LO. Are you sure that homes across the board are appraising 10% higher? Where did you get this information? Who is this "horse's mouth" you speak of? Where do you get access to appraisal from all over the country? |

There are standard appraisal guidelines published by FNMA and The National Appraisers Association (Not sure if I've got them identified correctly). |

Real Estate is local as you know. I think some buyers in some markets percieve more value in "green" alternatives than others. Just like in-ground pools. In some markets they add value, in some markets buyers don't value them at all.
This is part of how a good appraiser becomes good at what they do. They read and ask questions, especially about an emerging trend, to better educate themselves. I'm not sure if FNMA has info on this in their guidelines and I will check. I was just hoping the OP could give me a link to her source, the horse's mouth as she says, so that I can know if what she is saying is credible or not and for what geographic areas.
