I have an investor that is looking to purchase an investment property, SFR. We're looking for a Hard Money lender that will allow him to purchase it based on the appraisal value of the property...based on today's value, it should fall slightly below 50%. The investors' plan is to flip and hold as rental so as soon as we can find the hard money, then we can proceed with the rehab, then refinanced it to around 70% ltv if not lower with a conventional lender. If we can find a hard money that will lend up to the 60% ltv of the appraised value, that will be great since we can get the rehab money out of those funds. Otherwise, we still need the hard money for acquistion, unless there's lenders out there that will fund based on flip and fix value...

We have several private investors who finance fix-n-flips in SoCal.
Up to 65% of ARV. Borrower must have 10% cash down for the acquisition.

I have some investors who can offer a 5% down payment option and roll into the loan renovation costs, points, and a interest reserve if needed. I can get up to 70% of the ARV.

we can lend up to 60% of as-is value for purchase and rehab, no $ required from borrower if there is enough equity to cover purchase/fees/rehab costs. Email me the specifics, and Ill let you know what you are looking at.
