Just thought I'd state the obvious....
We have worked on so many HAIRY bad loans that I would just enjoy a few...
EASY commercial loans....
say....
a 25 unit apartment complex... dscr 1.5.... owner has 15 years of experience.... 100% occupied.... with all needed docs.... rent rolls taxes 750+ credit report pfs and cfs's leases in a stable city and he understands that it will cost a few bucks to get his loan done.... ohh... and he gets you what you need when you need it - not waiting weeks or even months!
i know... i'm dreaming!

I'm running into a lot of folks who don't seem to understand the fact that using their business as a tax shelter can hurt them them when it comes to financing.

1)Most people who contact me for a hard money loan are upside down on their mortgage, about to go into foreclosure, think I can do a 125% LTV loan. They also think they will refi in 12 months into a conventional loan when their score is now 400 and they are 10 months late on their mortgage. 2)Or the guy who wants to buy and flip a fixer upper ,no money down, no credit check,no doc, beause he just paid $3000 to an internet scammer who told him it is done all day long and tells me I dont know what I am doing because I tell him it can't be done. |
