Careful of the Snakes at Veritas. Client quoted 30 yr fixed, 6% , no fees, $260,000 loan (at least that's what borrower thinks!)

big difference if it's "no fees" as opposed to "no origination"

Couple FHA lenders are paying over a point back at 6.0 right now.

Or else it's the old quote and float.

Also, up until a few weeks ago, I had access to a local credit union that was in that rate range. Probably dirtbags though. let me know if you want me to show up at their house in my black jag, in a black suit, with sunglasses, and my shaven head, speaking fake russian, with a tire iron, and an eyepatch...

my favorite is Quicken Loans disclosing without the prepaid items on FHA loans so they may the uneducated borrower think you are charging more when you are actually less.

No fees...fees on a $260,000 refi in CA. run approx $2,500.

No jag needed this time. Not enough money in it!!
