| Careful of the Snakes at Veritas. Client quoted 30 yr fixed, 6% , no fees, $260,000 loan (at least that's what borrower thinks!) |

big difference if it's "no fees" as opposed to "no origination"
Couple FHA lenders are paying over a point back at 6.0 right now.
Or else it's the old quote and float.
Also, up until a few weeks ago, I had access to a local credit union that was in that rate range. Probably dirtbags though. let me know if you want me to show up at their house in my black jag, in a black suit, with sunglasses, and my shaven head, speaking fake russian, with a tire iron, and an eyepatch... |

| my favorite is Quicken Loans disclosing without the prepaid items on FHA loans so they may the uneducated borrower think you are charging more when you are actually less. |

No fees...fees on a $260,000 refi in CA. run approx $2,500.
No jag needed this time. Not enough money in it!!
