Are there any lenders that will do the following scenario. The buyer does not have anything to show he is strictly going off rentals. Please respond asap.
370 Single Family RENTED Homes being sold as package Total gross cash flow appears to be $305,201/mo!! Valued at over $50M Can pick up for 60% ltv or less....he wants an offer! I do have the list of each property: address, county, # of bed. and baths, amt. of rent, sq. ft. and app. value. There have not been any appraisals, but are using 3 sources to determine current values!! I just learned that it only one owner, not distressed etc. Owns title company and several trusts and is just looking to unload. Priced at what you might pick up a reo package at, but they are all rented.

I may be able to help with this one. It is going to require some form of cash nvestment probably 5-10% down, but if the borrower is willing to bring some cash to the table my investors can go up to 65% LTV. Feel free to contact me anytime.
