I you are interested in doing a hard monye second, I would love to assist you with this scenario. I could do a first but the rate would be probably higher than what your borrower already has. All our loans are 5-7 year interest only with no prepayment penalty or early termination fee, so a hard money second would give him the cash out he needs and still allow him to keep the rate on his first.
