I have a borrower in IN 664 credit trying to do a refinance payoff first and second.306k first 5k second 81%LTV value is tight.

Here is my question question.

Has anybody heard that Fannie considers it a rate and term if you are refinancing to remove an ex-spouse other conditions apply.And if so her 664 would fly.

this loan is to remove a exspouse and thats it or cashout loan? they can just do a quitcliam to get the husband out.

du it. sounds doable

The quit claim deed would remove the husband from title, but not the mortgage...
