I cannot do this but the lady wants me to find someone who can do this in Ohio.

I have a 5 unit multi family o/o located in Cleveland, OH. Need to refinance. LTV needed at 55% or 60%. Balance owe $58,000. Value $200,000 and currently in foreclosure arrears at appx $40,000. Score: POOR. Email me and let me know if you have a lender that can fund. Thanks.

I can't do this, but I am curious, is the $40k in arrears included in the $58k balance?

I think you have serious income issues. Otherwize the lender would have offered up a forebearance arrangement to get them caught up already.

Why are they so far behind on a low mortgage amount like this?

Sorry to rain on your parade, but IMHO, you handled that very unprofessionally...I don't know about you, but I put time and money into getting someone to my website, and when someone takes the time to contact or sumbit a request, I ALWAYS take the time and have the respect to at least call that person, thank them(see how they found my site so I can improve it if possible), see what the real scoop is and then ask them if they'd like a referral to someone else, in this case maybe an OH broker(but YOU don't know, you didn't ask)...

Just throwing someone's info around that wanted to talk to YOU without you even speaking to her, is very unprofessional to me, but that's just my opinion and how I appreciate people that take the time to visit my sites...You never know, that person may just appreciate THAT treatment and send me a referral when I can help!...You have to think long term and not just for today....

FYI
Any LO can do every state as long it is a commercial deal. 5 unit is a commercial deal.

But this deal is a dead deal and don't waste any more time on it. I woun't borrower her any money.

That post is verbatim from the email... apparently a few people from BO got the same email... I can't do ANY loans in Ohio... as always I try and pass them along for someone needing some loans... but you are right.. not much hope on this...

If that post was verbatim, then I think you have a fellow LO or broker messing with you. Very few clients would ever know all of those technical terms, especially the part that says "lender that can fund". Only an LO would say it like that.

What you have is some rookie trying to get someone else to find them a lender. Sounds like they don't even realize it's a commercial building.
