My client is looking to purchase a O/O 3-4 unit property in the los angeles area, she is looking to put the minimal down payment and I need a lender for the following parameters:

1. Purchase
2. Loan Amount: 900k-2mil
3. Los angeles property
4. O/O

Does anyone know of a lender that can do this loan and their minimum down payment requirement?

If you are going full doc go to First Federal and they'll give you something in the 5.60 up to 70 or 75% LTV.
