Looking for some rates for commerical loan. 2.5 million. Value 3.9 Million. Customer would like at 2 year interest only option on a 30 year fixed.

What type of property is it? Owner/user or investor? Loan purpose? What is going on in the building?

Bruce,

We would need a bit more info here... property type, owner occ or NOO, full doc, location, fico score...once we get those...i can get you a good quote and turnaround time.

As others have stated, there isn't enough information to know what you hve. My advice to you and other brokers that have questions about commercial properties is to provide enough information so that we know what you have. Here are just a few examples that you need to know.

1. Property type (really important)
2. State where property is
3. Does the property debt service? (DSCR)
4. Borrower financial strength
5. What kind of business is operating from the property
6. Balloon looming?
7. R & T or cash-out.
8. If cash-out- use of funds?
9. Borrower's experience in running business type (if purchase).

That is just a start to give the wholesale lender an idea of what your client needs. Find out as much as you can about the deal and be ready to answer questions.

I never uderstoo dwhy so many people respond to threads like this...the OP doesnt even know what they are asking for. These are more headache than actual deals.
