Seems even with 30% down I'm seeing rates in the 8 range or higher with the invest hit on conforming, is that pretty much game right now?

Not sure strong is the word but we are better than 8% on 70% ltv. Give me a call if I can help?

Hard Money Lenders love them in Fl because their not Homesteaded which means you can make 10pts on the front and not have to worry about Section 32. However rates are gonne be in the dbl digits (10.99-14.99%) w some less thandesirable terms and PPP's in most cases

i priced out a duplex with 648 fico non owner at 7.375 today

so i guess that's good?

I have a couple purchases, and these were from some close friends who don't trust anyone else lol. Only doing it for them, I'm way to busy with everything else and working on getting our PE fund together.

hey Chris,

I've been working on similar investment properties in CA.

For ADJUSTABLE 3/5 check Flagstar. They do up to 70% investment 720+ FICO SFR conforming amounts with rates 6 - 7%.

For 30 Fixed - check CITI. They go up to 700+ for SIVA and 740 for SISA investments SFR conforming with rates in the low 7%

I got more investment banks for 70% ltv. If you need help, call me. I'll point you to the right direction.

It it is a W2 your only option will be CITI. W2 stated will soon be a thing of the past.

no, but it's really easy to get set up with us.

only thing is, we don't lend on the east coast yet

i'm doing one with a 687 fico purch investment 90%ltv 80k full doc with homecomings just got approval, i believe you might need a 680 fico for mi at 90%

You're going to be capped at 80%...no MI company will insure that.
