Can anyone help me locate a lender who will fund a stand-alone 2nd mortgage or Heloc, with a 668 Fico, Full-Doc, dti 49%, O/O, cltv 64% with the loan amount of $40,000? Borrower is using the 2nd mortgage as Debt Consolidation. No mortgage lates

It is not a refi, as state previously, it is a stand-alone, 2nd mtg, $38k, o/o, full doc, dti 49%, Ca prop, cltv 64%, using 2nd to payoff debt, Fico 668, SFR.
What do you think?

I was asking for assistance, not the third degree! However, my company name is "TrueQuote Mortgage, Inc", website: www.truequotemortgage.com and company email is: vicki@truequotemortgage.com. I am the President of this brokerage. Does that satisfy you? Not that it matters.

Now, if you have any answers to my original requests, I would love to hear them, if not, I am not into explaining things that are irrelevant to my original question. I wasn't aware that answers are contingent upon if I have a company email or not. If that's the case, don't answer my questions.

He is not asking you. He is asking Newbud who is stating he is a lender but his title says mortgage agent. He might be doing you a favor if you don't know that there are LOs on here trolling for other dumb LOs trying to get them to send them their files. They tell you they can do the deal and get you to send the file over. Then they close your loan, steal your identity, and kick your dog. I do it all the time.

And about "relaxing, get a drink (I am sure that's what you would do) and then we can go from there", I would rather not. To answer your question, try US Bank. I believe they might go to that low of a fico going full doc or M&I bank. And Bramous was just trying to call out the other person because alot of people are getting burned by brokers pretending that they are lenders when these brokers are actually trying to steal deals. Hope this helps.

I didn't know what to call myself on here - I am a financial advisor who does a ton of work with liabilities. We can offer HELOC's to clients and non-clients. I can't pay any referral fees, but have helped many people do additional business through our HELOC offering, as I am only interested in the 2nd, not the first mortgage. Most of my work has been in the "purchase HELOC" area for this reason.

We do stand-alone HELOC's or "convenience lines" as well but I understand why I don't get many referrals in that area because there is nothing for the referring party on the other end.

We have great programs with no closing costs, competitive rates, can do every state, and even pick up the mortgage tax in states that have them up to the first $200,000 on the HELOC.

Again, I understand and appreciate the concern and I apologize to anybody that I may have confused or offended.

I'm not a dude either, haha, but what is stated here is correct beyond that point: there really are brokers masquerading as lenders - we have seen a few good members get burned, and I do think that all the warnings were in good faith.

Newbud- you didn't answer the question? Forgive us, but there really are trolls on here, and most lenders don't have an issue identifying themselves by company. If you are a lender, can you tell us who so that suspicion is alleviated?

All- we can only warn so many times, it seems. Sometimes, the trolls will win.
