Wow!Is traditional mortgage lending that difficult to find? How much of your portfolio is FHA percentage wise?

Keeping a positive attitude after dozens and dozens of files that have gone down the drain to due the ever changing guidelines. If your attitude isnt on the up and up your performance will be right behind it....

Trying to find clients that can actually qualify. I don't want to go w-2 so I'm doing RE instead of FHA and its working okay, I just hate RE

Define "mortgage industry." In this little world you have stumbled upon, that is a very broad subject.

Think of it as you saying, "we are currently working on a report on the state of health care."

Are most mtg brokers buying leads or depending on referrals? I notice a distinct lack of mail from mtg brokers so I assume DM is no longer en vogue.

secondary market function. Willing borrowers isn't the problem, sources of money are.

yeah me neither, but seriously...I am having some success telemarketing. I try not to waste time on tire-kickers or unqualified people. I don't make enough to quit my day job yet.

I find most of mine at Walmart. They have a great selection.

I have never heard a foreclosure described as a purchase. Is that what it is being called these days?

Well, I know a person who bought a foreclosure, is renting out his old house and has moved into the foreclosure. He obtained a loan through a mortgage broker so Thats a purchase and there's a growing market for it.

will i be able to survive in this business and take care of my family, fear of the unknown,

foreclosures aren't always purchases, my borrower had a contract on a prop and get the title work back and property went into foreclosure 1st tuesday, the listing agent is nowhere to be found, moving on to another prop, her landlord wants her out by the 1st.

What you mean is they don't always "close", but thats true of any real-estate transaction. Some never make it out of title. Still, there's tremendous potential in foreclosures. Some experts are projecting the surge of foreclosures to start another mortgage industry surge. Some brokers are already experiencing it by marketing to people who want to buy foreclosures.
