I know these are a lot harder to get done but does anyone have any good recommendations?

Residential is very very tough right now. Most of my construction deals I have to do a JV on. It is an initial 10% cash injection which is fully refundable. They use the 10% to raise the funds for the project, and the loan amount needs to be above 3 million.

You keep posting this 10% cash injection stuff for all kinds of scenerios...Doesnt even make sense,

Kyle,

They have a minimum loan amount of 3 million. They just require the 10% of ther amount needed which they leverage on a "platinum trading" platform. It sounds kind of weird but I just got a deal done where the 10% was returned within 2 weeks of closing. This is not a loan, it is a JV where the investor takes a 30-50% profit share. If you email me I can give you the full details if you would like. I did not understand it at first either, but after dealing with these guys, they are completely legit. They, of course have to have an interest in the project, and like all private investors that is a case by case basis.

I can do it. I have one for 1.1 Million in Mar Vista CA I'm funding right now. I'm a direct lender. If it's in CA call me.
