Need someone to finance two identical 4 plexes right next to each other. $264K loan amount each. 699 mid score, full doc, 80%LTV. The kicker is the buyer already has 17 properties financed.

Looking for someone to possibly do it on the commercial side and possibly under one loan.

That's a residential deal. Commercial loan would apply if the units are 5+.
