| I bought 2 condos (SIDE BY SIDE) 12 days ago (hard money). I dont know what the hell I was thinking.I have pOSted stuff all over the internet to try to sell and I even listed them with a realtor. I need some ideas on how I will sell these with no seasoning. HELP!! THIS IS THE MOST COSTLY WINDOW SHOPPING I HAVE EVER DONE. Is there a way I can sell with only having them for such a short time. |

| If I was you , and I am not joking, I would get on my knees and pray for a miracle, then I would sit down and do some serious thinking... I hope you get out of these condos with a profit. |

Well if they are hard money you got 35% equity, sell them at a loss before that 12.9% rate starts to eat away at you.

Leasing them out is usually not an option on a hard money deal, it would be better than losing them but it will be very hard to cash flow.
If this is not a joke (which it could be) what was the plan when you purchased them, were you going to hold onto them, add value to them, sell them immediately? When you buy an investment property you always need a plan. If you want to go a little more in detail, what was the purchase price, what was the loan amount and how much will the rent for. What type of building is it (how many units, condo conversion, new condo, etc.) what are the HOA fees?
All of this information is necessary to evaluate the "investment" and help you market it to sell it quickly.
