I don't know if their are any lenders still out their doing any foreclosure bailouts in this day of age. The borrower has been self employed for 4 years with a plumbing business. They are in need of financing either from a private or secondary financing company as soon as possible. LTV is 65 or 70% would need a 12 month business bankstatement program have their tax returns if someone would like to review them for the loan...

I can potentially help with this deal dependant upon where the property is located.

We are a direct hard money lender that will do both hard money firsts and seconds. We lend in CA, OR, UT, ID, CO and AZ and we usually get to docs pretty quickly depending upon completeness of file.
