2 refis 1 purchase. he is selling a home for the closing costs on the purchase.
These loans need done asap he is willing to do hard money. In Idaho.
He can't have his credit pulled any more its hurting his working capital. He has a landscaping company and builds houses. 18 yrs
Even if I have to give these loans away to someone I just need these to get done.

debbe you are new on the BO so first let me welcome you to the best most informative mortgage industy web site out there.
If you want a response you need to spell out the complete loan scenario (i.e.):
Purchase/Refi loan Amount
If Refi: cash out or R/T
LTV
DTI
Mid Fico
SFR/Condo/1to4fam
O/O,2nd Hm,NOO
And spell out any special circumstances that you know of.
