a purchase in Arizona, NOO.
740 FICO. business owner wants to go SIVA.
lots of assets.
purchase price is 330K. willing to put 20% down (of course).
please let me know what you have ! (please don't send an email just saying "yeah, we do it.")

I know of no one out there doing 80%LTV....
But we CAN do 75%LTV and be ready to close quickly.

| Downey CITI HSBC. You should be good at each of these banks as long as its not more than 5 properties currently mortgaged. |

Hmm, I thought CITI does not do SIVA anymore. thought they closed the portfolio side of it.
Can you give me more info on that? |

| have you tried running a du first and see if you get a verbal on the employment. and if they don't own any other properties you should be good to go. |

tried that.
they own 4 houses include prime residence. this will be 5th.
Last lender was asking for a HUGE amount of Cash in reserve, which is unreasonable... |
