| TBW usually has the best rates, Flagstar is always willing to do them but have recently implemented a 1 point hit on all MFG. |

TBW will give you great rates, but 30 day underwriting times.
Flagstar requires use of three approved national appraisal companies for all mohos and 580+. |

If it is a mobile home or what I call a Trailer then you must have an Engineer foundation report for FHA lons:
A foundation report must be provided by a licensed structural engineer, stating that "the home foundation (including additions and porches) meets the Permanent Foundations guide for Manufactured Housing, Revised HUD-007584, September 1996 and HUD's Manufactured Home Construction and Safety standards, and the footings are designed for the existing soil conditions.
This has been my biggest hurdle with manufactured housing, first the report costs about $700, then if it is not up to standard it could cost the owner $3000 to $4000 to get done and it must be done prior to getting clear to close on the loan. A county foundation or inspection report is not good enough.
I ask for the foundation report first thing and have found that most do not have it. |

The Money Store is doing manufactured homes. Manual underwrites down to 580, and with Approved Eligible to 550. 24 to 48 hour turn times
