Here is the Scenario
8.5MM Construction Loan
SFR in Malibu, CA
Stated Income.
732 FICO
LTV 50%.
Land is Currently worth 5.8MM and only 1MM is owed on it.
Looking for Less than 9% and no more than 3 points. 24 mo Term.\

Need to know more about the client and how much they've put into it so far.
LTV means nothing right now, it's all about the personal gaurantee and the right amount of their own money into it. If they aren't up sweating at night praying to get the construction done, they probably aren't going to get the loan.
