I have a borrower looking to pay off a 1st, non purchase money 2nd and cash out about $80K. He is located in San Diego County(distressed). He has 742 mid fico, 14 years on the job(W-2)and about $145K liquid reserves. He has investment properties that he collects rents and has for over 2 years. His W-2 income looks great and I can supply schedule 'E's. He would rather not submit his complete tax returns. He would prefer a 1st to $400K and a $68K Heloc. He would take one loan to 80% if it is the only option.. Any lenders out there have a program that will work? Please let me know.

I can do 1 loan to 80% cash out in San Diego County up to $500k loan amount.
