I know we have had a couple of lead threads in the past but I'm curious on everyone's opinion of different lead sources (excluding referrals, we know those work).

As we all know, there is no such thing as a "perfect lead" and that any lead is just a sniff or spark of interest which we as brokers must turn into funded loans. What that said, who holds what lead sources in the highest regards for being reputable, real time, and more BANK for your BUCK? What do you like about the source you stake to be your favorite and why?

I think that many people on this forum will not disclose what lead source is working, if it is working well.

so no one willing to give any info on lead generation companys???

come on guys... it should not affect your business.. alot of people are just trying to make ends meet...

I am going to try a few and see how they work for me.. I WILL INFORM you guys as soon as I get to try them.. maybe we can get people to help EACH OTHER.. instead of just helping themselves.. ..

Mortgage brokers tend to be "conservative", and "conservatives" conserve for "themselves.

Sorry.... I'm working on the same issue. Very difficult to obtain info from brokers regarding lead info. If I had the info, I would be happy to share.

I think if you look through the posts, you will find recommended companies.

Do your research, there is a lot of bs out there!

I'll be completely candid.

The best lead source is the LO. Telemarketing, Internet Leads, Mailers, etc. all work and there are good lead vendors for those type leads. However, they don't ever work as well as they should. Why?

Any LO can setup their own source of telemarketed, internet and mail generated leads for about the same cost to buy two batchs of leads from a provider, but most LO's either reason that they do not have the time or they simply do not want to spend the time to develop their marketing department. These LO's tend to also not properly "work" the leads that they purchase.

An LO that takes the time to develop their own marketing department is always going to see the biggest bang for their buck.

Despite the assertions of lead providers generating quality leads is not rocket science...it's just work.

Good point, like most things, we care more about things we create and develop ourselves and will work them harder as we only have ourselves to kick!...
