I have a loan that I will give to someone if they can do it at 5.875 - A paper across the board, cash out, $300K loan amount - if you can lock it and show me the lock and make money I will send your their information and signed 1003 etc. and you can close it.
I am in CA. and if they can get that rate they seem like they would prefer to go locally.

Yep...Provident is at par assuming a 720 FICO, c/o @ 66% LTV on a 21 day lock.

That's just stupid! Why would they even price this way? Even at 6% they're under market on a 10 day lock.

Jeez - just trying to see if anyone can do it and maybe make some money - forget I asked - nice to know everyone is so busy that they can turn down any opportunity to at least consider options.
I will keep them in house until I can give them 5.875 since the natives aren't that friendly

lock it today, if rates go up, who cares you know you got the best deal for them even at a 6%. rates go down, then give em the 5.875
