I have a loan that I will give to someone if they can do it at 5.875 - A paper across the board, cash out, $300K loan amount - if you can lock it and show me the lock and make money I will send your their information and signed 1003 etc. and you can close it.

I am in CA. and if they can get that rate they seem like they would prefer to go locally.

Rick.

You want someone to lock the loan without the borrowers info?

No smart Ass :)

Sorry - just if you are sure you can price it at 5.875 then I can send everything over. I don't want to send them over only to have some do what I can do and give them 10.5 :)

get it?

Can we go with a 10/1 arm?

5.875% is a cost with any lender today on a 30yr fixed.

What is the LTV here? 5.875% is going to be paying some points right now.

Where can I go to verify that Provident is pricing at 5.875 <par> on a 21 day lock?

That's just stupid! Why would they even price this way? Even at 6% they're under market on a 10 day lock.

Jeez - just trying to see if anyone can do it and maybe make some money - forget I asked - nice to know everyone is so busy that they can turn down any opportunity to at least consider options.

I will keep them in house until I can give them 5.875 since the natives aren't that friendly
