Hello there,
Stonecrest Managers is a bay area based direct private mortgage fund for CA commercial and non-owner residential properties.
We do loan amounts from $100K-$5MM across the state. Our ltvs max out at 65% on refinances, 70% on purchases. LTVs face incremental reductions based on property type, and declining markets.
Our portfolio rates range from 10.5-12.5% IO, 1-5yr fixed term balloon or lines of credit, 3-4 pts dependent on loan size. We evaluate commercial properties w/ an in-house appraiser at a cost of $750-950 dependent on location, report comes back within 2-3 days. It's usually a total 2 week process with us, but can move quicker in rush close situations.
