I have a borrower approve/eligible in DU right now but the Condo is defunked (never came to fruition but was never disolved) and lender's are turning this loan away.

Title researched it and said that there have been some loans funded in the 25 Unit Twnhs community with the defunked situation.

The Condo people are nowhere to be found, the condo used to be FHA approved in 05 when she obtained her last FHA loan. Now we want to cashout conv. but I can't get underwriting to approve it anywhere.

Any suggestions??

I've tried to have it fixed on the title side, they are singing the same tune that it needs to be properly disolved with the local courthouse before anyone will fund the loan.

Dude, do you mean defunct? Maybe it would be a good idea to start a word of the day around the office there. Let's start with defunct.
