I'm looking for a sharp rate, not a desparate situation, just trying to get out of PMI. Property closed in February, appraising higher than purchase price, re-verified to same value verbally with appraiser, $ 480,000, purchase price $ 450.000. Need to pay off $ 405,000, getting rid of PMI and leaving them some extra in their HELOC.
