Cheapest in the industry, well, it's a good place to start a niche given that you just started this venture? Are you attorney based? I see you were a realtor and then the mortgage man in past life.
I am a big fan of this type of homeowner assistance.
Anyway, California is one of the largest markets for your service, how does your process work step-by-step in CA. Do you use an attorney given the tight laws there regarding foreclosure consultants?

I've never been a realtor. We have a group of attorneys on standby for assistance whenever we need them.

Thanks for the response. Can you answer my question regarding the process in CA. Who collects the fee on a homeowner in default in CA and how does one of your affiliates/agents get paid and what is their involvment in th eprocess in CA...perhaps briefly describing the steps would enlighten many BO members.
Again, thanks for the response but my question was not answered. Please be more specific - BO members hate "canned" short responses. I just want to understand, specifically, your process in CA and the role of your agents/affiliates there. Do you collect an up-front fee in CA, if so, who collects it?
I am just trying to understand your service - we get that it's cheap, that it can make others more money, etc.
Thank you in advance! Again, I am a HUGE fan of this type of service. Your last 2 threads (handle was Depaquaile7) never touched on any specifics and I promise you it will only help your exposure and success here by being more specific than, "shoot me an email" to every response.

Hi Jeff. Thanks for your concern/advice. California laws differ from other states. Therefore, our processes/services in California differs. Our exact processes for each state are disclosed to our affiliates.
The fact that you are asking me questions regarding a business that you are an expert in, makes me wonder. If your questions have no alterior motives, then thank you for your interest. I will answer any questions that you, or any other fellow professionals have via email or by phone.

Not an expert, but I was curious if you are set-up in CA which is "ground-zero". I am always trying to work with others here at BO. I have been able to put together a unique and successful arrangement - specific to CA and would like to talk.
I don't have motives in business other than being successful. I know we're competitors but, c'mon cooperation goes a lot further and the need is greater than our 2 outfits. I simply wanted to see how your company dealt with CA and hoped we could talk. You are in Valrico...my backyard (I live in Eaglebrooke, S. Lakeland)...perhaps I should try another channel. |

Like I said, if the intentions are good, then I'm happy to talk. It seems like all these people (not you) like to sabotage people's threads on BO. I'm fairly new to using it, and I'm just trying to protect my company. As I'm sure you know, it's a hell of a lot of work to get a company off the ground. Veleccio, what's your purpose here? You have requested information from every company on BO that offers these services, stating that you want to begin offering these services to the Spanish market. Then you post a reply on my thread insulting not only my company, but every other company that offers these services?
I'm just trying to figure out why you would insult all of us, if you yourself are attempting to offer these services to homeowners?

| I have not found one company on the BO that can back up its claims , nor a compnay thats attorney based , so their you go , my search shall continue , I have contacted the NJ Bar and hope to find someone that can do a joint venture on the up and up , prior to becoming a mortgage banker I worked for loss mitigation and REO Dept at GE Capital , so I know what I am doing , I requested info to see the platforms that others are using , and as I thought , most of it seems to be a rip off and thats something I will not engage in |

My firm has been in existence for only 3 months. I have been handling loss mit for the past 7 years.
I really do wish you luck, honestly. I hope you do find a company to work with that you're comfortable with.
My goal is to help as many homeowners as possible. Whether it be through my company, or any competitor.

Low cost loss mitigation. A new "service" to help those maintain their homes. A new "niche" and already we have cut rate, Help-U-Sell companies popping up. I too have been investigating this new "industry". Titan Financial Group, Freedom Foreclosure Prevention Services, Saving Homes Across America, National Foreclosure Prevention, etc., just to mention a few. I have a problem with these groups charging for their new "affilations" and being tight lipped about what they have to offer the "average joe". Most people don't even know what loss mitigation is, let alone exists. In California, under California Code 2945, no advance fee can be collected from the distressed homeowner. It goes deeper, severe penalties. Also under the law, a licensed broker or agent is not viewed as a "loss mitigation consultant". The trouble with this buisness is that loss mitigation consultants have a difficult time in getting paid for their efforts. What I hear is that the lender pays the fee in some cases. I understand that Florida has a pretty strong need for loan modification services as does Nevada, Arizona, and California. If it can help my clients truely save their homes, then I'm all for it.
