Hey everyone summer is almost here! So lets get those dead deals CLOSED!!!
Our niche!!
First and foremost we are a DIRECT LENDER. We underwrite, doc, fund and service all our loans.....which is why we can get you an approval in 24 hours and with a complete submission we can doc in a matter of days!
Hard money helocs in 1st (up to 400k) position or 2nd (up to 150k) position up to 65% LTV!
We lend in CA, OR, UT, ID, CO, and AZ
No minimum FICO requirement
We are hard money so if you are looking for a low rate and low fees we are not the solution. However if you have a client that has a great property but low FICO we are or other non conforming issues! Our 5 year interest only with NO PREPAYMENT PENALTY will allow them to get the cash out they need to accomplish what they would like to accomplish. We know we are a short term solution so we do NOT have an early termination fee either!*********NO MINIMUM FICO REQUIREMENT************
A lot of clients like our hard money second, because it will give them the cash out they need but still allow them to keep their low rate on their first.
I just had a submission that got to docs the same day....

1008
credit report
and appraisal if you have one
