Does anyone know any lenders that still offer financing to 95 to 97 % in a declining market(CA). NOT FHA

Refer the customer to someone who is FHA approved. That would be in the best interest of the customer.

You agree then that FHA is the best route, but you are not yet FHA approved. Refer this customer to someone who is FHA approved.

J- please e-mail me for more details. I can get you to 95%LTV in a declining market and go no MI to boot if the borrower fits the bill.

Apparently declining markets will no longer be an issue (for lenders) starting next week, though you are still at the mercy of the maximum LTV imposed by MI companies. FHA would be the best option if the clients need 97% LTV - otherwise reduce LTV
