Depending on the specifics of the deal, yes, we can go up to 90%.

There are some basic questions....

What is the loan amount?
Refi or purch?
Prop location?
Is it making any money? dscr?
Borrower stregnth... credit? income?

We have 231 lending sources in our database which will fund 'retail'.... and yes, a FEW may go to 90%.....

We have programs that allow up to 90% ltv, but i would need more details to get a better understanding of the file.

Most high ltv loans are getting very hard to close. Many of them will not Debt Service correctly for one.
Stated or Investor at 90% without DP assist program, or an unsecured loan its not out there either. You may chase these but ask the Lender/broker/source to show proof of a recent closing. Many people claim they can still do those deals because they do not really know what is going on in the market.
If owner occ full doc you have a shot if the property will debt service, and credit is good.

If not educate your borrower about this and get them to put more money down, or get a capital partner.

We offer 90%LTV Occ, DSCR 1.2, purchase, 85% R/T, 75% c/o.
