I looked at that old post. It's awesome. I'm on month 2 as an LO and I have 3 solid loans in my pipe. I think I'll be getting a 4th this coming week. I had 4 but one fell out...weird situation.

I telemarket using company paid leads on a dialer. I like telemarketing. I get in a groove and the rude people don't bother me. I just hang up. It's like a treasure hunt to find a good borrower to work with. I'd like to get into purchase loans too but no one in my office does them. They consider them a huge hassle. I still want to get into it though for some reason. I like to be diversified. I'd like to do commercial loans in the future too.

Right now, I'm not pricing my own loans. I'm just prospecting, selling, getting stips etc. I have 2 great managers who have invested a lot of time to teaching me the business. I'm having a lot of fun.

Well hopefully no one will blast me for anything I've revealed about my work situation. I've been embroiled in another thread on OB for the last couple of days and I'm feeling a little worn out from it. :)

After doing this awhile, I have to agree... Purchases are a pain in the ass. Well, the loans aren't, but the Realtors make me sick to my stomach. I cannot find enough words to describe how much I dislike them.

I haven't met a single one that I would care to know socially, because every one of them has been obnoxious so far. So in that respect, I wish I could just focus on Refis. But the paperwork on purchases is no big deal.

Has there ever been a helpful thread on how to handle agents in a way that you still keep their business while not allowing them to drive you crazy?

I played semi-pro football for about 10 years with a team called the Assassins (Named after Oakland Raiders player Jack Tatum's autobiography, "They call me Assassin", because we tried to knock everyone out) and my jersey number was 17.

When we played someone who had scouted us but not played us yet, sometimes we'd switch jerseys because we could call each other by our real numbers and not use our names, so I was "Assassin-17" even if I was wearing another number.

That's all. My nickname after games was "Iceman" and I'm not telling why. LOL

Good idea to be diversified Rita...Im pretty new to the biz myself (2 yrs @LO) and have found that purchases, while not necessary, are vital to repeat business and making life easier...I'm just now starting to get realtors sending me their loans consistently, and having someone call me that wants to do a loan ASAP is SO much better than cold-calling someone hoping to sell them. Refi's are the easiest, fastest to close, but getting tougher in the market...the purchase business will guarantee long term success, esp. since todays purchases are tomorrows refi's....Im just now jumping into commercial, too...sounds like we're on the same page!
