Anybody know of any good websites that explain the different zoning codes.

Also, Do zoning codes vary by municipalities, county, or states. Or is there a universal zoning codes?

Zoning codes differ my municipality. They change at different times so you must query them when you need the information. You can subscribe to a service called ordinance.com that queries municipalities every month and updates their maps and zoing ordinances.

Another thing to keep in mind is that small municipalities are often run by groups with common familial and/or business relationships so zoning changes and variances can be very arbitrary and subject to corruption and abuse. Of course, that can have a dramatic effect on the value of real estate.

More and more cities, counties and other jurisdictions are making their zoning laws, ordiances and codes available on the internet. It's pretty easy to fiddle around on google and find them. Use search words like zoning ordinance or code or just zoning followed by the city or county and state.

After you find the website with the information it may take some time to figure out how to navigate to the right section and then sift through mountains of codes, numbers, chapters, sections, etc., etc. Typically these website will not list the specific zoning for each specific property and you would have to call the local planning department. I have a few cities which have a color code zoning map overlay so in those places you can get specific zoning.

Don't expect to have an instant understanding of zoning laws and what they mean. They're tricky and it takes quite a while to get comfortable with them.

Go to the specific county you have a Qs on and you should be able to find the info you need, and by all means call them thats why we pay taxes.

Like Boca here, they have a huge section zoned incorrectly and been in review for years with attorneys' etc, they have a section zoned light industrial that extends way way beyond from the actual area that should be zoned LI.....morons . I spent months going back and forth with WPB and Boca with business license as your not allowed any RE/Financial etc type operation in an LI area unless corp headquarters with an exception approval here. They were going to evict our whole financial building but they would have been sol as there's 3 banks in the radius, restaurants, hotels (wouldn't be allowed either, I brought up the hotel next door but that was a corp location for them so they had exception). Finally the morons realize our area had an exception b/c of the f' up of the zoning coordinators. I almost got into a fist fight with one of the zoning guys at the city office b/c they started flipping out thinking we were trying to pull a smoother one over.
