My client has a 684 FICO. Retired with STRONG, verifiable Assets.
He owns 9 properties and wishes to refi 5 of them. 3 are cashouts and 2 are rate & terms.
Primary is in CA Investments & 2nd Homes are in Arizona & Texas.
I need min. 80%LTV.
Great Rate with Great Rebate is expected...

| Save your self a headache. I have had 10 deals across my desk just like this, and most with better scores, and I have had no luck. If his assets are so great, why is his score so low? Why can he not go full doc? My experience has been for the aforementioned states, 65% will be your max. If not, I would like to know... |

I've seen investors with no derogs with scores in the 680's just by virtue of having that many mortgages and carrying so much debt. I agree that 80% stated NOO in CA is unrealistic especially with sub 700 fico and if "Great Rate with Great Rebate is expected...". |
