i have a client she has her house on the market for sale for 310000 and looking to buy another one for 250000 her score is 740 her husband credit score is 628 can she use her sister as a co-signer on the loan although she dosnt live with her ?

If the other home she is buying is at or below your state's FHA loan limit, then yes, you can add her sister as a NO co-borrower. That said, FHA can take a credit score of 628 if the other factors in the file are good. If you are unable to write FHA loans and must go fannie or freddie, then no. You can not use a NO co-borrower to qualify. It sounds like you are taking them conventional since you are worried about the credit.
