FHA if the property is FHA eligible. I'm not to familiar with FHA "man" homes however so don't know if there are any restrictions for refis on them. ~`; }

Do all man homes have to be built after 1975 or is 1978?

Man homes? You're still thinking about boner in sweatpants aren't you?
June 15, 1976 is when the HUD national building code came on line. Before that date factory built houses on permanent steel chassis' are "mobile homes." After that date, if the home was built to the HUD code, it is a "manufactured home." If the home was built to UBC or some local building code after June 1976 it is an "on-frame modular." If there is no steel frame it would be considered an "off-frame modular."
