Jumbo ARM FD high 59% dti, exception?

Good Morning, have a client needs rate/term refi here in Scotts, AZ 460k loan amount wants 5/1 arm, however her dti full doc is 59%. 760 credit score. She's at 70% ltv, primary. She has 400k in liquid assets. If this wont fly anyone know good stated jumbo arm lender (shes salaried & has an investment prop or can use div/int income)?

5/3rd takes DU approve/InElligible for loan amounts up to 650k.
