yeah, but when i talke dto them they wanted to see 1040's and tax returns. "They want to make sure he has an income source". Too much room for error with a ton or write offs.

True, we do want to look at tax returns . But I haven't had it kill a deal yet. We also do an alt doc off bank statements with 12 months reserves.

Can you do a stated deal WITHOUT tax returns? That would make the most sense...or do you still actually need them? In which case, its not really stated..

Kyle - I believe they look at the returns to see that there is income and verify the job history. According to Nancy, they do not do a ratio calculation, they are looking for the 40% assets.

My only concern is anyone touting they're doing $3M and over loans as the "lender".

I don't know of any line providers that would even sign off on this and I'm sure CU Lending partners isn't a portfolio lender.

Why not just be 100% honest and say you're a broker? It's never detracted anyone from sending me a file.

Guys, I come from a different world, one with rate sheets, and guidelines, and securitizations, working for the same lender for 10 years. Our website says lender, and I am told we are a lender so until I know any differently, I'm sticking to it

Hey Nancy, thanks for replying to my emails also. However, not to give you the 3rd degree (my specialty) but I remember a few months ago, we were asking about your YAHOO email, you stated something along the lines that you were new and IT had not set your email up yet...am I not correct here?

Thats what I was alluding to...she said 10 years, but just reiterated she was in fact new...I find it hrd to believe the IT email thing, it takes 2 seconds and anyone bring in business and representing their company I would think would have a fit if someone was not using corporate email..

Kyle, come on, enough with the email. It's a small company and we're getting bombarded with loans so getting me set up is a low priority for all concerned. I was with Delta funding for 10 years as I've previously posted, and meant all this is a different world. I come from a large company with a whole different way of doing things.

You guys are very misleading, you are NOT a 'direct lender' you guys are packaging these up for a hedge fund. Which is fine, but you should know that and exlain that.

Also, every person I have now spoken with says basically this:

They sent a file over
Was working with your VP
Never heard back
Never got calls back
Never got emails returned
Called and told they would call the broker back, only to not get a call back
No answers

Just what I have heard has been all the same storys..

Thats simply unnacceptable, if you guys cant take 3 seconds to set up an email address how do you expect people to take your business and work seriously? Thats a poor excuse, come on..

Now that we have all the bad blood out in the open, WHO CAN REALLY DO STATED SUPER JUMBO and get it closed without an 8% rate? Which I think is what everyone is wanting to know.

The OP is asking about your company, we have the right to report what we know...I just posted what people have told me. I didnt attck you, but you should be able to answer the questions...I have pointed out for you that you are NOT a direct investor/lender. I have pointed out your email and company issues. You can respond or wilt at your own doing..

You were very nice in emailing me, so I dont have a personal issue here. But I feel that I should point out those issues for people..

Kyle, it's self serving. You've brought up the email thing before, and I didn't wilt. You don't have any direct experience with us, so it's hearsay. If someone who DOES have direct experience wants to post, that information is a lot more valuable than your second hand info.
