Hi BO, anyone know of lenders doing stand alones in Massachusetts with rates no more than Prime - .5 or .25?

Scenario:

Conv Refi
First: 400K (Closing 5/23/08 or 5/27/08)
Need 2nd: 100K
FICO: 760
LTV: 40%
DTI: 30%
