I have a client in South Texas who has been doing real estate transactions for 40 years. He is looking to do an "arms length transaction" on one of his free and clear SFR's he owns. It is worth roughly $65,000. He will put up the note on the house for cashout on the property, and pay a nice percentage to do so. He is looking for $10,000- but will raise that amount if need be to get the deal done. (30K, 40K)- whatever it takes. Ideally, he does not want to go through a conventional loan process- rather swap out the cash for the first trust deed.
