| Is there a lender that would give a foreign national a rate of 5.25% of anywhere close to this on any type of loan program? |

Maybe RBC (royal bank of Canada)... I know someone who works for thier retail mortgage div. in mrytle beach and he has told me about how they can offer great loans to canadian's... I was shocked at what they could offer.
I know when they had wholesale, they had some of the strongest rates out there. So it wouldn't surprise me if thier retail side could still offer that loan. |

| It wouldnt shock me if a Canadian lending institution offered great products to Canadians...No surprise that canada is better to its people than the states. |

| Unless it has changed, Canadian mortgages were only fixed for 5 years at a time,then a balloon. They did not have a FNMA / FHLMC equivilent that offered 30 yr fixed rates. |

RBC is backed by the royal bank of canada, they are not offering "canadian loans", that is just the bank that backs them... They offer all the convential FNMA products that we can offer.
But I don't work for them, I only know what I've been told.... I did do a lot of business with thier wholesale side when they we're around and they offered all of fannie's and freddie's products. |

| Depending on locations where there may be a high Canadian population such as Hollywood, FL Desjardins Bank treats Canadians just like a national. No hits on anything. Same loans, same rates. If they also have an account with the same bank in Canada, the process is then even faster. They do wholesale in South Florida Only. Mostly Broward County. |
