Is there any lender that will lend permanent financing to a builder whose interim loan is up????

Yes, where is the property? Property type? Exit strategy? Info about the borrower?

I have a builder who has 4 properties that he built as specs and the interim loans are coming due. Due the Market he has decided to lease them out instead of sale them out-right. Because of this, he is need of permanent financing, but since he is the builder most conventional lenders will not touch it.
The other challenge is that although his credit history is excellent, he has maxed out some of his credit cards and his mid-fico is a 627!!!
The properties are located in TX.
Is this still something you might be able to help with??
