I have a client who lives in Laguna Niguel on the Cliffs. Value of Home is 3.3 Million, they owe about 2 Million. I am about to sell the property. They NEED cash asap.. They have no reserves, no/ Low Fico. Hard money, no doc second or even a no doc 1st. Please let me know asap.. thank you

| LTV is too high for hard money especially if they want to pull more cash out. |
