We are very affordable and offer a payment plan as well.

We offer a referral fee for you initially, and then you will be able to close the client's short refinance and make your commissions.

Sorry, I failed to mention one very important detail. We do not charge any points at your loan's closing. Our success fee is only $795, that is all that is charged on the final HUD. Most of our clients pay us directly on loan commitment. This means that you will not be restricted in the amount that you can charge on the HUD.

DREC will negotiate with your client's current lender to have them accept a short payoff. You will get the client approved for a new loan via FHA or Hard Money. Once we get the loan commitment from you, we will present this to their lender and get an ammended payoff accepting the proceeds of the loan as payment in full.

what do you see as far as averge 20 % less etc or less?hard money 65 % max do they except 35 % less?

Each scenario is different. Each investor is different. There's no set percentage.

giving people option becuase I have never heard of a short refi, they may need an attorney for a loan mod

Maybe you should do some research then. No, you do not need an attorney for a modification.

It's always good to have a attorney when it comes to your home, but we option as well for short sales as well

Daniel, do all FHA loans allow for short refis or only FHA secure?

Do you need to negotiate the payoff with the current lender prior to submitting for approval on the new FHA Loan?...How does this work?...

Is there a fee charged regardless of successful negotiation? and what lenders have you had the most success with? the reason I ask is that my clients whom would benefit from this have already been let down and I don't want to get their hopes up for nothing. One of my clients was already told by Countrywide that his rate would be frozen at initial price for 5 yrs then failed to deliver. he owes 600k and comps are coming in at 325K. He wants to keep his house but can't make 5k payment it's adjusting to. Does this sound like something you could do?

In all honesty How long have you been doing this? I have seen tons of brokers, LO and others all now coming out of the woodwork thinking they can do loan mods, short payoffs, and more. I personally have been doing foreclosure loan mods, forb and short sales since 2001 and have a book of personal contacts at multiple banks. It is important not only what you know but WHO you know...
My success rate with a short REFI has been less than 20% (not counting second lenders that are willing to take .01 on the $1...) If you are not charging an upfront fee and are only collecting $795 at the close I would advise looking into something else...

We charge an up front fee as well as a success fee. My point was that we don't charge any points on the loan officers loan. I agree it's who you know as well. I have several contacts at each lender who know how to get the job done and actually return phone calls. I have been handling negotiations for clients since 1999.
