Hi guys, my TM just quit and I am seriously considering working for someone who could provide leads. I am willing to travel (I meet everyone face-to-face) anywhere in the state of Florida, but would prefer South Florida (east coast area). I believe this would be beneficial to both parties as my gross profit margin is high (I have HUD Statement's to prove this). Thanks "prime", but all I really want to do is SELL! That's what I'm good at, not being a manager/small bus. man. I've done that for years... tired of it.

You want to work from home but be willing to drive all over Florida to meet with borrowers? Really? All that I can say is WOW ...

I wish I had some good suggestion for you but I am new to FL ... but I do wish you luck because you sound like a very self-motivated and confident person.

Why is that a "WOW". That is what I have done for years, first in Ohio, then Florida. I rarely ever don't close. That being said I do my due diligence before I met with the consumer...and I try not to chase a loan, although it is tempting in this market.

Let's say you live in Tampa and get a lead for a borrower in Jacksonville, you gonna jump in you car, or rocket-powered backpack, and go to meet with that prospect? That is what your post says. No wonder the poster above is confused. I love face-to-face meeting too ... but my limit is a 50-mile radius from my work location. See my point?

Thanks for your post Kyle. My Customers are all very happy and I have never had a foreclosure. But I appreciate your insightful post!

Real question now. What would be the lead providers gaurantee that you are going to close them under his/her license? Seems like you would be prone to use a buddy's license or your own, if you're a licensed broker, to keep more profit.

Well, I simply would never do that. In fact, the thought never crossed my mind. They could follow-up with whomever as well.

I was approached by email from an affiliate of these guys who was out of Utah who also offered leads as part of their package, can't find the original email with the terms at the moment but I recall 100% commission minus fees:

Others that have emailed me over the years include http://www.primeres.com and http://www.thewpi.com/ and are still online and do bus. in FL. Doesn't look like they provide leads though.

Mr. Miller if you have a stellar reputation record with clients and community you would not be looking to work from home. You would be working from home if this is your goal.......period.

May I add I work from home and unlike you I'm clicking clients. I never go out to meet them. I save on apparel, cleaners, gas, breakfast, brunch, lunch, happy hour and dinners.

www.IrishTravellersMortgage.com give them a shot. You can catch their owner at one of the hundreds of KOA Campgrounds in FL, which one I dont know, their required to move every 14 days.

So... if you are so good... why are you not believing in yourself... and going for the broker business license and have your own company?.... you want to use someone else's license... have them give you leads? let me guess... you want a huge percentage as well.... what a great idea.... not.....

We are a Direct Retail Lender with delegated underwriting (including DE for FHA) with roughly 10 correspondent conduits and we are looking for experienced Loan Officers to work either from one of our branches or from home - virtual.

We Close loans with our own money, in our name, and without showing YSP on the HUD. What sets us apart from other lenders is the following:

• The advantages of dealing with more than one lender’s guidelines and pricing on every loan, almost like wholesale, we are many lenders in one.
• Web based application and pricing engine - the most advanced technology in the industry. No paper files. Everything is efaxed or emailed to the processors and underwriters.
• The operations team is paid by incentives on Funded loans as opposed to just loans that they process or underwrite.
• Commissions + overrides on referrals + benefits (health, dental, vision, 401K plan, etc)
• A unique down line income stream potential (loan officer referral program)
• Flexibility to originate, recruit, and manage or all of the above while earning commissions on originations and down line income on people you refer.
• Don’t have to be a licensed mortgage broker to originate loans because they are a direct lender.
• There are no territory limitations - expanding nationwide.

Brokers, LOs and AEs aren’t producing because of the constricting guidelines from their wholesale partners. If the broker is not a lender, they can’t go correspondent; don’t have access to originate FHA loans; and are probably looking for another place to hang their license. We have a great platform for those who are serious about staying in the industry.

Actually I don't know who mrs. jtobysmith is. I have asked a few broker friends of mine here in Jax if they are messing with me but they have all said no. So, it might be someone I haven't spoken with for a while or it might just be a BO regular that created a separate username just to be funny.

What's weird is I haven't posted here for a week or two and I come back and read a few posts and see mrs jtobysmith still posting.
