borrower wants 95% cash out refi on primary. 747 middle. full doc. 75K income. 12 years on job. no debt other than housing. already have fha appraisal at 280K. have fha case number but with declining markets gone maybe conventional?
either way...anyone want to quote it?

What are your ratios on this file? FAX or e-mail me your 1003 and credit for same day review. Complete packages for FL properties are underwritten in 48-72 hours.
FHA guidelines provide for 95% on cashout refinances. Purchases are up to 97% LTV w/ up to a 6% seller's concession. No declining market reductions either!
